New Year, New Vacation Home in Coral Springs!

 

Welcome to 2012! A New Year is upon us, and it could be the Year of the Snowbird! The reasonable home prices in Coral Springs, Florida are putting second homes in reach of more winter-weary buyers!

It's no wonder that vacation homes are popular here. While the North is dealing with falling temperatures and freezing lakes, our average temperatures will be in the mid-70's for the next three months. Boating, swimming and golfing do not stop with the season in Coral Springs! Our active, family-friendly communities have it all.

You may be thinking that financing a second home is tough these days. Financing for anything is a little tight right now, but it's easier when you know what the bank is looking for. While we are not bankers ourselves, we have some rules of thumb to pass along. Here they are!

Your second home must be for your own personal use. It cannot double as a rental property, even on a seasonable basis. The bank would then treat this as an investment property and your loan scenario would be different.

You need to occupy your second home at least part of the year. If you're here a few weekends a year, or a twice a year on vacation, that's fine. If you're buying a vacation home while prices are good now, but not planning to move to Florida for 5 years, you'll still need to make a trip down here once in awhile. But you'd want to anyway! Did we mention all the great restaurants we have?

Your second home can be a condo, or a single-family residence. But it cannot be a duplex, nor any multi-family housing, even if you live in one of the units part of the year. Note that this is different than mortgage underwriting for a full-time residence, and sometimes it trips people up. Second homes are for your use only.

Last but not least, know that lending rules change, each lender can have different underwriting, and this is only a general guideline. You should always talk to a mortgage professional up front. You might just find that getting your Florida vacation home in Coral Springs is easier than you thought!  Even if you're not ready to buy today, knowing the guidelines can help you qualify in the future.

Income tax returns for past two years

Last 3 months bank statements, including checking, savings, investments, retirement funds

Amount of current monthly rent

Current check stubs showing monthly income

List of current debt payments and outstanding loan balances, and other monthly obligations

Amount of money available for down payment – if none, don’t panic yet

That’s not so bad, is it? Granted, this is only the start, but having this info will help the mortgage lender review your situation. He or she will pull a credit report, if you authorize it, and take a look at your credit score. They will find the mortgage type that works best for you. 

If you’re close to qualifying but lack the down payment, take heart.  You may be able to use a cash gift from family for some, or all, of the down payment.  The down payment amount could be from 3.5% of your home purchase to 20%, depending on the type of mortgage. Before you surprise your family with a cash request, let the mortgage lender estimate the math.

If you’re unable to qualify for a mortgage now, you’ll at least know what’s needed to qualify in the future.  If you’re already qualified, you can begin looking at homes in Coral Springs while prices are reasonable and interest rates are low!

Free Chanukah Festival In Parkland & The Kenyan Acrobats!!!

 Menorah for Parkland Celebrations                                            On Sunday, December 25th, 2011 from 12:00-3:00pm Chabad of Parkland, the Regional Headquarters for Chabad of North Broward & South Palm Beach will hold its 36th annual Chanukah Celebration. 
The Menorah lighting ceremony will highlight a wonderful afternoon of entertainment and festivities, which will take place at the Parkland Amphitheater @ Pine Trails Park in Parkland

The highlight of the afternoon will be the spectacular Kenyan Acrobats performance as well as Dr. Laz live in concert. “We are always looking for new ideas to keep the kids at the edge of their seat. The Greatest acrobats in the world was perfect” said Rabbi Shuey Biston of Chabad.

 

Rabbi Yosef Biston, who opened the first Chabad center in Broward and Palm Beach 36 years ago and is the spiritual leader at Chabad of Parkland said “Chanukah is a celebration of a 2000-year-old miracle. The miracle of the single jar of oil which lasted for eight days occurred at a time when Jews were battling for their freedom and is symbolic of the continuing struggle for freedom and peace for Jews and all mankind.

 

The event which is free includes bounce-houses and rides for the children as well as arts and crafts, face painting and a BBQ. Traditional Chanukah foods as well as more contemporary American foods will be available. There will be ongoing entertainment, live music and Chanukah gifts for the children. The event is FREE and open to the entire Parkland community

2. “Anchors Aweigh!” Holiday Boat Parade and Fun Run
On Wednesday, December 14th at 7:00pm, the city of Coral Springs, FL’s annual Holiday Parade kicks off! Starting at Coral Springs Drive and ending at City Hall, this fun-filled family parade will feature floats with a nautical theme. Before the parade, you can participate in a Holiday Fun Run starting at 5:45pm at Sample Road along Coral Springs Drive. It promises to be a night that the whole community comes together for a bit of fun and holiday festivities. If that isn’t enough to draw you in, know this: a special appearance will be made by Spongebob Squarepants…perfect for the kids!

3. 22nd Annual Kreul Classic
